On January 19, 2006, The Board of Clermont County Commissioners approved the purchase of 30 acres of prime commercial real estate for the first phase of a new Class A office park with visibility on I-275. The property is located off Ferguson Drive and State Route 32. Commissioners are also in the process of negotiating for 70 additional adjacent acres. The property will be transferred to the County’s Community Improvement Corporation (CIC), which has a contract with Cincinnati United Contractors to develop the site. The County will identify the anchor tenant for the property shortly.
"This is the birth of the next phase of business growth in Clermont County," said Clermont Commission Vice President Bob Proud. Cincinnati United Contractors President Chuck Kubicki emphasized the importance of the project within the entire region. "This is the best thing the County could do to get economic development going because activity breeds activity. This is going to be the nicest office and high tech environment on the 275 belt."
Kubicki also emphasized how well the County, Union Township, the developer, and the potential tenant have worked together on the deal. He described the four principals as a "dream team" and was particularly impressed by the responsiveness of County government. "Working with them has been awesome," said Kubicki. "I’ve never seen anyone move so quickly to get something done. I have to give credit to all of the commissioners. They were ready to meet at the drop of a hat and were always ready to solve any problem."
The commissioners were equally satisfied with the positive outcome. "Mary Walker, Bob Proud, and I along with our administrative staff have been working extremely hard over the past year to lay the groundwork for today’s announcement," said Clermont Commissioner Scott Croswell. "Clermont County and Union Township have worked cooperatively in this endeavor. This is only the beginning of what we expect will be over 100 acres of Class A office space, high tech, research and development facilities."
Prior to making the purchase, the County worked with Property Advisors, a Cincinnati real estate consulting firm, to conduct a market study to assess the viability for office and industrial site development throughout the county. Noting the desirability of the location and quality of the nearby workforce, Clermont Economic Development Director Andy Kuchta predicted that, "This site is going to meet the demands for quality office space that is currently absent in the local market."
