Last year Clermont County continued to see robust economic activity. In 2007, new location or expansion projects that were announced will result in the creation 1,264 new jobs, $71.5 million of capital investment, and 946,000 square feet of office, medical, and industrial space absorbed. The flagship project of the year was the decision made by Tata Consultancy Services to locate its North America Delivery Center in Miami Township, which will result in the creation of 1,000 new IT jobs over the next three years.
The Office of Economic Development (OED) analyzed the demand in 2007 for office and industrial space in Clermont County. We received 104 inquiries for possible projects and were able to respond with potential sites or buildings for 76 of those projects (73%). Of those 76 projects, there were:
- 45 manufacturing projects (59%)
- 10 distribution projects (13%)
- 17 office projects (22%)
- 2 power plants (3%) and
- 2 projects with other uses (3%).
Of the 55 manufacturing/distribution projects, 31 (59%) wanted an existing building only, with an average size for these requests of 67,000 square feet. For the 7 (13%) projects interested in land only to construct a new building, the average acreage requested was 15. OED missed the opportunity to respond to 30 (28%) leads due to the lack of appropriate land or buildings. With an average building need of 150,000 square feet, this unmet demand had larger average space needs than projects we were able to respond to.
